Why I built Tangerine,
and what 19 years taught me.

I came from the inside

I spent 14 years pricing mortgages inside some of the UAE’s largest banking institutions, then built and led mortgage advisory businesses. I know how banks assess risk, how financing structures affect clients, and which incentives shape the advice clients receive. I studied formally, with an MBA and CFA Level II, and applied every bit of that knowledge to one single market: Dubai and the UAE.

The incentive is the problem

Most advisors are not truly independent. They are paid higher commissions to place clients with specific banks, which shapes their advice. A mortgage is never just a financial transaction. It shapes a family’s future and an investor’s wealth, so the advice behind it should never depend on a commission.

So I changed the model

At Tangerine, advice comes before the transaction. When a client enquiry arrives, we do not see the commission column in the lender’s dashboard. We see every other column, the ones that show which option suits you best. Success is measured by the value we create for you, not by the number of mortgages completed.

Tangerine was built to offer genuinely independent advice, with no bank allegiances and no placement targets. We are a mortgage advisory firm, not a lender. We arrange financing through our panel of 15+ active lenders and look for the best possible terms for you, not the most convenient ones for us.

Our founder spent 13 years with leading UAE banks, then 5.5 years building a mortgage advisory business at a DIFC wealth firm. He has personally handled more than 1,000 mortgage cases and overseen over 3,000 more, from complex applications to high-net-worth requirements. That depth of experience is what you access when you work with Tangerine. Tarun holds an MBA from Griggs University, USA, a Bachelor of Commerce from MDS University, India, and has passed CFA Level II.

2007

One advisor, one goal

Tarun Pratap enters the UAE mortgage market in June 2007, joining one of the country’s leading banking institutions. Over the next 13 years he builds deep expertise in mortgage financing, credit assessment and lending policy, learning how banks assess every application from the inside.

2020

Private wealth advisory

After 13 years in UAE banking, Tarun sets up and grows a mortgage advisory business inside a reputed global external asset manager and boutique private wealth firm in the DIFC. Over 5.5 years he combines mortgage expertise with business development and advisory leadership, serving clients across a range of property financing needs.

2025

AED 2 billion arranged

Across a career spanning banking and private wealth advisory, Tarun has personally handled over 1,000 mortgage cases and supervised more than 3,000 transactions, arranging over AED 2 billion in financing for approximately 1,200 UAE families.

2026

Tangerine Mortgages is founded

Tangerine Mortgages opens in BurJuman, Dubai. With 15+ active lenders on panel, a team of four senior professionals with 56+ combined years of UAE mortgage and financial services experience, and one operating principle: your interest first, always.
