This page sets out the conditions behind the claims on our website. Every asterisk (*) on the site points here.

Pre-approval in 48 hours*

Tangerine Mortgages can get your pre-approval in as little as 48 hours. These conditions apply:

We start the 48 hours once we hold every document on your checklist.
We count UAE working days only, so weekends and public holidays don’t count.
The lending bank issues your pre-approval under its own policies. We chase it, but we can’t control how fast it replies.
The 48-hour timing applies to salaried applicants with a clear income history.
Self-employed applicants, non-residents and complex incomes usually take around five working days.
A pre-approval isn’t a final offer. The bank still values the property and runs its final checks.
The bank can change or withdraw a pre-approval before it makes you a final offer.

Who makes the lending decision

Tangerine Mortgages is a mortgage advisory service. We compare offers from 15+ UAE banks and help you apply. The bank makes every lending decision and sets every rate and offer. Nothing on this site is an offer of credit.

How to read the rates and calculators on this site

The rates shown on this site, including “from 3.75%”, are indicative.
Your bank sets your actual rate from your profile, your loan-to-value, the term and the market on the day.
Our calculators give estimates. They aren’t quotes, and they leave out some bank fees.
UAE Central Bank rules cap what you can borrow, including loan-to-value limits and a 50% debt-burden ratio. Each bank adds its own criteria.

Charges

We disclose all charges in writing before you commit to anything.

Your information

We share your details only with the banks you agree to apply to. Our privacy policy explains how we collect and store your information.
